Crack sealing is the single most important step in asphalt preservation.  Sealing cracks will prevent water from getting into the cracks and causing further deterioration.  Cracks that are not sealed will eventually result in pot holes, surface depressions and large crevices.  This will result in very costly repairs and in extreme cases it may require a replacement of your parking lot.  Pavement Surface Control uses a premium crack and joint sealing material made of rubber that resists tracking at an elevated temperature and remains flexible. Extreme temperatures of Summer and Winter causes asphalt to contract and expand, causing cracks.
