Signs
Pavement Surface Control offers a wide selection of parking lot and street signs. Stop, Handicap, Do Not Enter, No Parking and street names are just a few of the signs available.  Custom signs are available at your request.

Parking Lot Striping
Parking lot striping is our speciality. Pavement Surface Control's expert stripers will provide layout and striping for new parking lots or restripe existing parking lots.  We also provide ADA handicap striping and signing.  The striping paint used in parking lots is the same paint approved by the Washington State Department of Transportation for road striping. The advantages of using this paint are durability and quick drying time. In ideal conditions (70-85 degrees) our striping paint is dry and ready for traffic within 15 minutes. We have a full line of stencils including 12" letters, 24" letters, no parking, fire lane, do not enter and A.D.A. (Americans with Disabilities Act). Custom stencils are also available.

Parking Bumpers, Speed Bumps and Bollards
Pavement Surface Control will provide and install rubber parking bumpers and rubber speed bumps. Rubber bumpers and speed bumps are manufactured from 100% recycled rubber.  They are light weight and flexible.  They may be permanently installed with urethane adhesive, or temporarily with rebar spikes.  Our rubber bumpers are available in three colors--yellow, white and blue. Concrete parking curbs are also available.

The company sells and installs safety bollards around fire hydrants, gas meters, electrical boxes, etc.  A maintenance free cover is also available.

Extruded Curb
Extruded curb is concrete curb that sits on top of the asphalt pavement.  Extruded curb is used to assist in the control water run off, the flow of traffic, and border parking island landscape areas snf property boundaries.  Pavement Surface Control uses commercial concrete that is adhered to the asphalt with a special concrete adhesive.   We offer four standard extruded curb molds.  Other molds are available.  We will also repair any broken curb in your parking lot.

Crack Sealing
Crack sealing is an extremely important step in pavement maintenance. Failure to seal cracks in asphalt pavement may result in costly repairs such as removal of asphalt and repaving. The crack sealant that we use is a low grade crumb rubber applied in molten form. Low grade crumb rubber is used because of its elasticity.  Asphalt will expand and contract  with the change in ambient temperatures.  Our crack sealant product adheres to the walls of the cracks and stretches with the movement of the asphalt pavement.

Sealing cracks in your parking lot is a fairly simple procedure.  Dirt, debris, and vegetation are removed from the cracks using compressed air and heat. The sealant is then applied at approximately 400 degrees. The advantage of applying the material at this temperature is that the rubber is completely melted and the melted rubber flows to the bottom of the crack and sticks to the walls forming a water-proof barrier. Finally we pass over the top of the crack with a V-shaped squeegee to make a uniform 4" band. The purpose of the 4" band is to prevent damage to the product from vehicle traffic, eliminate the possibility of a trip hazard, and to properly seal the top of the crack to prevent water from entering.

Seal Coat
Seal coating is the perfect pavement maintenance solution for protecting and beautifying your asphalt parking lot. Seal coat is an asphalt emulsion product that is applied in thin layers to protect asphalt from U.V. rays, water, and petroleum products. The seal coat material we use is a combination of specially refined asphalt emulsions, mineral fillers, advanced polymer modifiers, and pigments.

Seal coating your asphalt will drastically improve the first impression people get when they see your business or home. Seal coat is dark black in color making your asphalt look and wear better. Seal coat also fills in the voids in your asphalt minimizing damage from water penetration. When your asphalt is dark black in color it draws more heat from the sun, when asphalt temperature increases from the heat it becomes soft and wears better in traffic areas and cracking from vehicle load weight is greatly reduced. The single greatest benefit to seal coating is the value. An asphalt overlay price is controlled by the current price of crude oil, which we all know is very expensive. A seal coat will cost a fraction of an overlay, and if done properly will last you approximatey 3-5 years.

Seal coating a parking lot is no easy task. First the lot must be thoroughly cleaned.  Dirt and debris must be removed from the lot to ensure proper adhesion of the seal coat material.  We do this by combing every square inch of your lot with a steel bristle broom and a high powered air blower. The seal coat material is tnen applied. Next there is the drying time. Seal coat needs at least 24 hours to cure before the lot is ready for traffic again. This often poses a problem for a business that is open seven days per week. However, with proper planning, our crews can limit the inconvenience to the business and its customers.
